“When’s the best time to sell?” is one of the questions I hear most. In the White Mountains the answer is seasonal, because so many of our buyers are coming for the weather and the recreation. Here’s how the selling year actually breaks down, and why timing matters less than you might think.

Spring through early fall is prime selling season

Buyer activity builds as the weather warms. Late spring through early fall is when second-home and cabin shoppers from the Valley and beyond head up to escape the heat and enjoy the lakes, golf and forest. Homes shown against green pines and blue-sky summer days simply present better, and there are more buyers competing for them. That’s why many sellers list a little ahead of the wave to catch it.

Summer: peak demand

Summer is the busiest stretch of all, especially in the lake towns, Pinetop-Lakeside, Show Low and Heber-Overgaard, where cabin and vacation-home demand peaks. If your goal is the most eyes on your home in the shortest time, this is the window.

Fall: fewer, but more serious, buyers

As the aspens turn gold, showings taper off, but the buyers still out looking tend to be serious ones. Fall can be an excellent time to sell to a committed buyer, and the scenery becomes a selling point all its own.

Winter: fewer buyers, less competition

Winter is the quiet season; snow and travel naturally slow things down. But there’s a real flip side: far less competition on the market, and the buyers who brave the season are usually highly motivated, relocations, tax-year deadlines, or folks who simply want to be settled before spring. A well-priced winter listing can still do very well.

What matters more than the season.

Timing helps, but pricing and presentation matter more. A correctly priced, well-staged home sells in any season, while an overpriced one lingers even in peak summer.
