The Show Low Living Guide

The hub of the White Mountains: where to live, what homes cost, and what daily life looks like in Show Low, from a full-time local REALTOR® based right here. This Show Low living guide cover

The Town in Two Minutes

Show Low is the working heart of the mountain: around 6,300 feet, home to the hospital, the airport, the big-box stores, the restaurants and most of the jobs. The town is named for a card game that decided who owned the original ranch, and the winning card, the deuce of clubs, still names its main street. It is where the whole mountain comes to shop on Saturday, and it is the most practical place up here to live year round.

Buyers pick Show Low when they want pines and convenience in the same zip code: real winter but milder than Pinetop, and everything from in-town starter homes to Torreon golf estates.

Neighborhoods & What Homes Look Like

In-town & established streets

Site-built family homes near schools, the hospital and shopping. The core of the full-time market, strong in the $300,000s and $400,000s.

Torreon

The mountain’s flagship golf community: two courses, clubhouse life, and custom homes and cabins from the mid ranges to well past $1M.

Bison Ridge & newer subdivisions

Newer builds with modern layouts, popular with relocating families and retirees who want low-maintenance mountain living.

Linden, Wagon Wheel & the edges

Acreage living minutes from town: horse setups, shops, and homes under the junipers and pines with room to breathe.

Lakes, Trails & Weekends

Fool Hollow Lake Recreation Area sits inside town limits with camping, fishing and bald eagles. Show Low Lake is five minutes south. The White Mountain Trail System, Sunrise skiing and hundreds of miles of forest roads all start within a short drive, and the Deuce of Clubs makes a real main street for errands, dinner and events like Show Low Days.

Daily Life: Healthcare, Schools & Getting Around

Summit Healthcare Regional Medical Center is the mountain’s full-service hospital and it is right here in town. Show Low’s school district serves the town, Northland Pioneer College has a campus, and Show Low Regional Airport handles general aviation. Phoenix is about three hours down Highway 60 or 260, close enough for an airport run and far enough that the heat stays down there.

The Market Right Now

Show Low is the broadest market on the mountain: manufactured homes on acreage, in-town family houses, new builds and true luxury all trade here. That breadth keeps it a little steadier than the cabin towns, but good in-town homes still move fast in summer. See the numbers in my Show Low market report, updated monthly, and set up listing alerts to catch new inventory the day it lists.

I also post new listings, video tours and local market updates on my Facebook page, Show Low Homes by Shawn Wirtz. Follow along and you will see homes there before most portals update.

Show Low FAQ

Is Show Low a good place to live year round?

It is the most practical year-round town on the mountain: hospital, shopping, schools and jobs all in town, with milder winters than the higher towns. Most people who work up here live in or around Show Low.

How much snow does Show Low get?

Real snow, several times a winter, and it usually melts off within a day or two at 6,300 feet. Roads are plowed quickly and all-wheel drive covers the rest.

What is Torreon like?

A gated golf community with two courses, restaurants, pools and a family camp feel in summer. Homes range from lodge-style cabins to $1M+ custom builds. I have sold there and can walk you through HOA costs and rental rules.

Can I keep horses near Show Low?

Yes. Linden, Wagon Wheel, and the edges of town toward White Mountain Lakes have acreage with horse privileges, and Snowflake-Taylor ranch country is 25 minutes north.
