The Area in Two Minutes

Pinedale and Clay Springs are two small, quiet communities tucked into the pines and juniper of Navajo County, northwest of Show Low and just east of Heber-Overgaard. If you drive Highway 260 through the White Mountains, they sit a few minutes off the road, easy to miss and easy to fall for.

Both sit right around 6,300 to 6,500 feet, so you get four real seasons, cool summer nights, and honest winters with snow. Pinedale is the slightly larger of the two, with roots going back to Mormon pioneers in the late 1870s and an old timber-and-cattle history you can still feel. Clay Springs is smaller still, more scattered homesteads than town.

I’ll be straight with you: this is rural country. There’s no big grocery store, no stoplight, no bustle. What there is instead is space, quiet, tall trees, and prices that are gentler than most of the White Mountains. For a lot of my buyers, that trade is exactly the point.

Homes, Cabins & Land

This is one of the more affordable pockets I sell in. You’ll find modest year-round homes, manufactured homes on acreage, cabins, and plenty of raw land where people build or park an RV while they plan.

A few things I see most out here:

  • Site-built and manufactured homes on an acre or more, often with room for a shop, animals, or toys.
  • Cabins and smaller getaways used as weekend and summer escapes from the Valley heat.
  • Bare land parcels, from an acre up to larger acreage, for folks who want to build on their own timeline.

Because so much of what sells here involves acreage, wells, and septic, the details matter more than they do in town. I always walk buyers through access, water, and what a lot will actually support before they fall in love with a view. It saves headaches later.

Pines, Trails & the Outdoors

You’re in the middle of ponderosa pine and juniper country here, with the Mogollon Rim and the national forest close at hand. That’s the real draw.

The everyday version of the outdoors out here is simple: quiet dirt roads to walk, room for the dogs, stargazing without light pollution, and forest right off your property in a lot of spots.

For the bigger stuff, you’re well positioned for hunting, ATV and side-by-side riding, and getting up onto the Rim for cooler air and long views. Elk and deer country is all around, and a lot of my buyers here are hunters or riders who want a base camp with a roof over it. Show Low’s lakes and the Rim lakes are all an easy drive.

Daily Life: Services, Utilities & Getting Around

Here’s the honest part. Day-to-day services are a drive. For groceries, medical care, hardware, and most shopping, you’re heading into Show Low (roughly 15 to 20 minutes east) or over to Heber-Overgaard for the basics. Pinedale and Clay Springs both have a post office, and that’s about the extent of “in town.”

Utilities are rural, too. Many properties out here run on private wells and septic systems rather than city water and sewer. Some areas have hauled water or shared systems. Electric service is generally available, but internet and cell coverage vary a lot from parcel to parcel, so it’s worth checking for your specific spot.

None of this is a dealbreaker; it’s just rural living, and I’d rather you know going in. I help buyers verify well records, septic, road maintenance, and access as part of every deal out here.

The Market Right Now

Pinedale and Clay Springs remain some of the better values in the White Mountains, especially if you’re comparing to Show Low or Pinetop-Lakeside. Land is still attainable, and you can find year-round homes and cabins at prices that surprise people used to bigger-town numbers.

Inventory is thin simply because these are small communities, so the right property doesn’t always sit around long. Land and manufactured homes tend to move on value; well-kept site-built homes on nice acreage are the ones people wait for.

Can you live in Pinedale or Clay Springs year-round?

Yes, plenty of people do. Both are true year-round communities, not just summer spots. Just plan for real winters with snow at this elevation, and know that snow removal on rural and dirt roads is something to ask about for your specific property.

How rural is it, and how far are services?

Very rural, and that’s the appeal for most buyers. There’s no major shopping in either community, just post offices and a quiet, scattered layout. Plan on driving to Show Low, about 15 to 20 minutes, for groceries, medical care, and most shopping, or to Heber-Overgaard for closer basics.

Do homes here use wells and septic?

Many do. Private wells and septic systems are common out here, along with some shared or hauled-water setups depending on the area. I always help buyers pull well records, check septic, and confirm water and access before they commit, because these details vary property to property.

Is it really more affordable than Show Low?

Generally, yes. Pinedale and Clay Springs are among the more affordable pockets I sell in, especially on land and manufactured homes. You trade the convenience of being in town for more space, more quiet, and a gentler price. For a lot of buyers that’s a great deal.

Can I buy land and build out here?

You can, and many people do. There’s raw acreage available, but building rural comes with steps: verifying access, water (well vs. hauled), septic feasibility, and Navajo County requirements. I walk buyers through what a specific parcel will actually support before they buy, so there are no surprises.
