Acreage is one of our best values, but mountain land comes with questions you won’t face in the city. Here’s what to check before you buy.
- Water: Is there a well, a shared well, or will you need to drill? Ask about depth and gallons-per-minute in the area.
- Septic: Most rural parcels need a septic system, budget for a perc test and install.
- Power & access: Confirm electric to the lot (or solar/off-grid), legal access, and whether roads are county-maintained.
- Fire & defensible space: Understand Firewise practices and clearing requirements in forested areas.
- Zoning & use: Verify zoning for cabins, manufactured homes, horses, or short-term rentals before you commit.
Buying a Cabin or Second Home
A mountain getaway is a different animal than a primary home. Plan for the seasons and you’ll love it for decades.
- Winter access: Check snow plowing, road grade, and whether it’s a year-round or seasonal road.
- Winterizing: Pipes, heat tape, and draining matter if you’re away in deep cold.
- HOA & communities: Gated/golf communities (Torreon, the country clubs) have dues and rules, know them upfront.
- Vacation rentals: If you plan to rent, confirm local short-term-rental rules and realistic nightly rates.
