Why People Move Up Here
Every summer, Phoenix hits 115 and the White Mountains sit 30 degrees cooler under ponderosa pines. That is the headline, but it is rarely the whole story. The families I help move up here come for slower mornings, four real seasons, lakes you can walk to, elk in the front yard, and a cost of housing that still lets a normal budget buy a real home on real land. Some come for good, some split the year, and plenty start with a weekend cabin and never quite leave.
The move is easier than most people expect and different than most people expect. This guide covers what I walk every relocating buyer through, town by town and season by season.
The Towns at a Glance
Show Low
The hub of the mountain: hospital, big-box shopping, restaurants, airport, and the widest range of housing from in-town starters to Torreon golf estates. Around 6,300 feet. If you want convenience with your pines, start here. Show Low homes

Cost of Living & What Homes Cost
Housing is the big line item, and it is still reasonable by Arizona standards. You can find homes under $200,000 in Snowflake, Taylor, Concho and Vernon, solid family homes in the $300,000s and $400,000s in Show Low and Pinetop-Lakeside, and custom log and golf-community homes from $650,000 up. Property taxes in Navajo and Apache County run modest compared to most states. Utilities differ from the Valley: many homes heat with propane or wood, some rural properties run on wells and septic, and winter heating replaces summer cooling as the seasonal bill.
Browse by budget: under $250K, $250K to $450K, $450K to $700K, Show Low under $400K, or Pinetop-Lakeside under $500K.
The Winter Reality Check
Winter here is real and it is the part relocating buyers most need honest answers about. Show Low and Snowflake see snow that usually melts off in a day or two. Pinetop-Lakeside, Heber-Overgaard, Greer and Alpine hold snow longer, and a north-facing driveway at 7,000 feet behaves differently than a south-facing one across the street. Main roads are plowed well; the question is always the last quarter mile. Most full-timers run all-wheel drive and never think twice about it.
Jobs, Internet & Working Remote
The local economy runs on healthcare, schools, trades, tourism and government, and remote work has changed who can move here. Fiber and high-speed cable now reach most in-town addresses in Show Low, Pinetop-Lakeside, Snowflake and Taylor, and Starlink covers the rural parcels. I verify internet options address by address before you write an offer, because a remote career should never hang on a guess.
Healthcare & Schools
Summit Healthcare Regional Medical Center in Show Low anchors medical care for the whole mountain, with clinics across the area. Blue Ridge schools serve Pinetop-Lakeside, Show Low and Snowflake-Taylor run their own well-regarded districts, and Northland Pioneer College adds local higher education and trades programs. Retirees and young families both land here comfortably, which is part of why the mountain keeps growing.
Buying From the Valley (or Farther)
Most of my relocating buyers start their search from Phoenix, Tucson or out of state. The process works: I preview homes on video call, shoot full video walkthroughs with drone footage, flag the mountain-specific items like wells, septic, propane and winter access, and handle inspections and closing while you stay put. When a move gets real, this is the order that works: pick your two or three candidate towns and visit in both summer and winter if you can. Get your budget range set early. Set up listing alerts so you see inventory the day it hits. If you own now, get an instant valuation on your current home so you know your buying power. Relocation FAQ
How far are the White Mountains from Phoenix?
Show Low is about three hours from the Phoenix area, and Heber-Overgaard is closer to two and a half. It is an easy drive up Highway 260 or 87, and thousands of Valley families make it every summer weekend.
Can I live there full time, or is it mostly cabins?
Both. Show Low, Snowflake-Taylor and much of Pinetop-Lakeside are year-round communities with schools, a hospital and full services. Cabin and seasonal areas mix in around them. Plenty of buyers start seasonal and go full time within a few years.
Is internet good enough for remote work?
In town, yes: fiber and cable serve most addresses in the main towns. On rural land it varies, which is why I confirm the options for any specific property before you commit.
How harsh is winter really?
It depends on elevation and exposure. Show Low winters are mild with quick-melting snow. Pinetop-Lakeside and the high country get real snow that sticks. Main roads are plowed; the details that matter are your driveway, your roof and your heat source, all checkable before you buy.
Can I buy before I move, sight unseen?
Yes, and it happens all the time. I run video showings and full walkthrough tours with drone footage, coordinate inspections, and close remotely. You fly in for the keys, or I overnight them.
